    Job summary

    Help us fulfill the Global Workplace Solutions (GWS) team’s mission statement reading “GWS creates inspiring work environments and delivers associate centric services and programs that support associate safety, well-being and productivity to promote the Red Hat culture.” The Red Hat GWS team is looking for a Director to lead the Global Real Estate Strategy and Delivery out of Raleigh, NC. In this role, you’ll provide strategic direction to the Global Real Estate Strategy and Delivery team, ensuring effective and efficient delivery of the workplace, for Red Hat's associates, customers, and partners. You will report to the Senior Director of GWS who is responsible for the strategic management of Red Hat’s global real estate portfolio and workplace. You’ll lead a team of internal and external professionals to provide real estate strategy and delivery of capital projects in alignment with the GWS mission statement.

    Primary job responsibilities

    • Develop effective BU relationships to define enterprise strategies and requirements; ensure portfolio strategy and real estate assets are aligned for optimal business use and growth
    • Lead business case development and scenario modeling to enable enterprise-wide strategy
    • Support mergers and acquisitions (M&A) transactions with analysis, integration planning, and due diligence process
    • Examine relevant benchmarking, rationalizing, and regularly reporting real estate metrics
    • Maintain a 3-year capital improvement schedule, in partnership with IT, People team, Finance, and BU; prepare and present business cases to the governance and executive committees
    • Oversee real estate delivery projects to establish deadlines, assign responsibilities, monitor and summarize progress of each aspect of all assigned workplace projects
    • Collaborate with multiple business partners to guide compliance and timely delivery of projects
    • Conduct quality control audits and evaluate work standards and performance levels ensuring uniformity, effectiveness, and appropriate staffing levels
    • Promote a performance culture that selects the appropriate metrics to uplift talent development; develop a talent pipeline and build a culture of continuous improvement and productivity
    • Own the real estate global metrics and management systems to measure performance
    • Cultivate talent and support the professional growth of all associates
    • Represent leadership through a lens of transparency and trust
    • Build client relationships and be a trusted adviser to corporate leadership team members, business unit and regional leaders to align the real estate strategy with the business strategy
    • Work with global BU’s to adhere to a set of consistent, standardized guidelines
    • Communicate commercial real estate (CRE) value with key business leaders and partners

    Required skills

    • Bachelor’s degree in real estate, construction management, finance, architecture, or related field; MBA or related graduate degree preferred, or comparable career experience
    • 10+ years of related experience including global business experience with increasing responsibility and strategic planning
    • Good communication skills with the ability to translate needs into requirements; good listener
    • Experience managing a global team of internal and external resources
    • Extensive experience in commercial rental and lease contract negotiations and lease accounting
    • Ability to assess construction systems, building design, space ,and cost efficiency
    • Experience in planning and implementing large and small real estate transactions in global markets
    • Experience in planning and negotiating the capital and operating expense aspects of projects
    • Solid grounding in technology and how it helps identify metrics and aid decision making
    • Ability to adapt to change in priorities and direction in a fast-paced environment
    • Willingness and ability travel up to 30%
